Quick answer: No hot water, rusty water, popping noises or a leak from the tank are the common reasons people call. A leak from the tank body usually means replacement; a bad thermostat, element, igniter or thermocouple can often be repaired. Gas, oil-fired and electric units each need a pro qualified for that fuel.
Signs you need water heater repair & replacement
- No hot water or it runs out quickly
- Water pooling under the tank
- Rusty or smelly hot water
- Rumbling or popping (sediment)
- Pilot keeps going out on a gas unit
What to do right now
- If leaking: turn off the cold supply valve on top of the heater
- Gas unit: set the control to OFF/pilot; electric: switch off the breaker
- Don't open the relief valve or drain a hot tank yourself
- Note the brand, size (gallons) and fuel from the label to speed up quotes
Before you hire: 4 checks that take 5 minutes
- License: Suffolk County generally requires a Master Plumber license to run a plumbing business here. Search the County's license lookup by business name or license number (license info). Ask for the license number and confirm the status is active: County licenses renew every two years. How to check a license, step by step.
- Price on the phone: ask for the trip/diagnostic fee and whether pricing is flat-rate or hourly, including after hours.
- Permit: for water heaters, gas work, and sewer or cesspool work, ask who pulls the town/village or County permit.
- Written quote before work, with parts, labor and cleanup listed.
Common questions
Repair or replace?
A leaking tank needs replacement. Many other failures (thermostat, element, gas valve, igniter) are repairable. Ask for both options in writing.
Do I need a permit to replace a water heater?
In the Town of Brookhaven (which covers Centereach, Selden, Coram, Farmingville and nearby hamlets), the Town Code exempts only minor repairs to existing plumbing from a building permit. Plumbing work goes through the Town's building permit application with a Plumbing/HVAC worksheet, plus a riser diagram when gas lines are involved. Villages such as Lake Grove and the Town of Smithtown have their own building departments. Ask the plumber whether they'll file the permit, and confirm with the Brookhaven Division of Building in Farmingville.
Does hard water shorten a water heater's life?
Hard water leaves calcium scale in tanks, which can cut efficiency and cause popping noises. Most Suffolk County Water Authority water is soft to moderately hard, so check your address in SCWA's My Water Quality tool before adding a softener. See our guide on Centereach water hardness.
Tank or tankless?
Tankless saves space and can cut standby losses but costs more upfront and may need gas-line or venting changes. Get a site-specific quote.
